In summary, a passive house is one that, due to its type of construction, allows it to obtain much higher energy efficiency than that of conventional buildings. The principle of passive houses is to achieve self-sufficiency, that is, to be able to function independently, without input of external energy, but with simple techniques, without equipment. Among the most effective measures is energy saving through the use of thermal insulation. Another measure uses air renewal systems to recover much of the energy from the air expelled outside the building during renovation (a process by which stale air expelled outside is replaced by fresh and clean air blown inside). Some of the advantages offered by the passive house are the following: - savings of up to 90% in energy consumption - energy independence - clean and healthy air - reduction in maintenance - respectful of the environment This passive house with a built area of 270 m² sits on a 700 m² plot located in Alella Parc and with fantastic views of the sea. The house is distributed over three floors plus the garage. On the main floor, the house offers the day area with a large open plan room consisting of a living room, dining room and semi-open kitchen, plus a complete bathroom and a laundry room. On the second floor, there are three bedrooms that share a complete bathroom. And finally, upstairs, the master bedroom with a private full bathroom and walk-in closet is presented. This suite has access to a 26 m² terrace with panoramic sea views. The house offers two exterior areas: in the front part and taking advantage of the sea views, the infinity pool is located; and at the back, a flat garden of approximately 200 m² with a barbecue area and summer dining room or chill out area.
